Table Mesa is where a lot of people moving to Boulder with children end up, and it usually happens the same way: they start out looking downtown, price it, look at the schools, and drive south. It's the largest chunk of family housing in the city, it backs onto open space, and the federal research labs are up the hill, which shapes who your neighbors are.

A note on names. People say Table Mesa and south Boulder almost interchangeably. South Boulder is the broader area and also takes in Martin Acres, Devil's Thumb and Shanahan Ridge, which are priced quite differently.

A typical Table Mesa home was worth $1,423,441 in June 2026, up 0.8% year over year. Across the whole city the same index reads $972,493, so Table Mesa runs 46% above it.

That figure is a typical-value index rather than a sale price, which makes it a good way to compare one area against another and a poor way to decide what to offer on a particular house.

On renting: asking rents in ZIP 80305 ran $3,038 a month in June 2026. Zillow publishes rent by ZIP and not by neighborhood, and a Boulder ZIP covers areas that have very little in common, so read that as the going rate around Table Mesa rather than the going rate in it. Two things to know before you rely on that. The attendance-area maps BVSD publishes were last updated between 2015 and 2018, so we used them to identify the schools and then checked each one against the federal school directory to confirm it is still open and to get the enrollment. North and south, and why the halves differ

Zillow prices Table Mesa as two neighborhoods, and the gap between them is about $246,119. Table Mesa North came in at $1,423,441 in June 2026 and was up 0.8% over the year. Table Mesa South was $1,177,322 and down 1.3%. The northern half sits closer to the mountain backdrop and to Chautauqua, which is most of the difference.

Either way you're above the citywide $972,493, by roughly 46% at the north end. What you get for it is space, which is the one thing central Boulder cannot sell you at any price.

The rent number that surprises everyone

Asking rents in ZIP 80305 ran $3,038 a month in June 2026. That's the highest of the Boulder ZIPs, and it's about $665 a month more than 80302, which covers downtown, Mapleton Hill and University Hill. People assume central Boulder is the expensive place to rent. On this measure it isn't.

The likely reason is what's on the market rather than what a square foot costs. South Boulder rentals tend to be whole single-family houses, while the central ZIPs carry the apartments and rented-by-the-room stock that pull an average down. We haven't found that split published by a source, so take it as the probable explanation rather than a settled one. Either way, if you're planning to rent in south Boulder for a year while you look to buy, budget properly for it.

Who actually lives here

Families, scientists from the federal labs up the hill, and a large group of original owners who bought these houses new and never left.

The original-owner share matters more than it sounds. A lot of these houses have been in the same hands since they were built, which is why so much of the stock is unmodernized and why the ones that do come up often need everything doing at once.

What's genuinely inconvenient about Table Mesa

  • You're driving. Nine minutes to downtown with no traffic, and there's no version of this where you walk to Pearl Street. The bus is decent and plenty of people bike it, but a car-free household here is a project.
  • Renovation budgets, not decorating budgets. Mostly 1960s houses, many untouched. Kitchens, wiring, windows and insulation all come up, and they come up together.
  • Renting here is the most expensive option in the city. See above.
  • You're on the wildfire-facing edge of town. Backing onto open space is the selling point and the exposure at the same time. Get an insurance quote for the actual address before you offer, and read our wildfire insurance guide first.
  • South Boulder feels separate from Boulder. Some people love that. Others find after a year that they've stopped going downtown.

Who Table Mesa actually suits

Families who want the schools and the space and accept the drive, people working at the labs or in south Boulder's office parks, and anyone whose main reason for moving to Boulder is being able to get onto open space from their own street. Retirees do well here too, for the same reasons minus the school run.

It is the one most families land on, and for defensible reasons: quiet residential streets, a well-regarded set of schools in Mesa Elementary, Southern Hills Middle and Fairview High, and open space at the edge of the neighborhood. The trade-off is that you will drive or take the bus for almost anything downtown, and the houses are mostly unrenovated 1960s.
