If you've been looking at Mapleton Hill and doing the arithmetic with a sinking feeling, Whittier is the neighborhood to look at next. It's on the other side of downtown, the houses are smaller, and a typical one is worth about 7% less than the Boulder average while still putting you within walking distance of the Pearl Street Mall.

That combination is unusual enough here that it's worth being clear about what you're trading for it.

Who actually lives here

A genuine mix: owners in small older houses, renters in subdivided ones, and a share of graduate students and hospital and city workers who want to walk to work.

It's one of the more mixed streetscapes in Boulder: an owner-occupied bungalow next to a house split into two rentals next to something recently renovated to within an inch of its life. If you want a street where every house matches, this isn't it. If you'd rather live somewhere with a range of people in it, that's the appeal.

What's genuinely inconvenient about Whittier

  • The houses are small, and that's structural. This is the reason the price works. Families routinely outgrow a Whittier house, and then find that moving up within walking distance of downtown means Mapleton Hill money. Plenty of people leave the neighborhood at that point rather than move within it.
  • Lots are tight and so is parking. Off-street parking is not a given, and neither is a garden of any real size.
  • Old stock, mixed condition. Boulder is 55.4% pre-1980 housing citywide, and Whittier skews older than that. Some of these houses have had everything done. Some have had nothing done.
  • Downtown noise reaches the closest blocks. Not University Hill noise, but you are near a busy commercial district, and the blocks nearest Pearl feel that on a summer evening.
  • Values are flat. Down 0.2% over the year to June 2026. Buy it because you want to live in it.

Who Whittier actually suits

Couples and single buyers who want to be central and don't need square footage, people who work downtown or at the hospital, and anyone who'd rather spend their money on location than on rooms. It's also one of the few Boulder neighborhoods where selling the second car is a realistic plan rather than a nice idea.

If you need more space for the same money, look at Martin Acres, which is cheaper again but puts you back in the car. If you want the same walkability and have more to spend, Mapleton Hill is the neighborhood on the other side of downtown.
