Gunbarrel is the compromise a lot of Boulder buyers end up making, and it's a reasonable one. You keep the Boulder address, the county, and the school district. You give up the walk to Pearl Street and you pick up a car commute. In exchange a typical house here is worth about 21% less than a typical house in the city.

There are two things about Gunbarrel that catch people out, so we've put both of them near the top.

What it costs

A typical Gunbarrel home was worth $770,866 in June 2026, up 0.6% year over year. Across the whole city the same index reads $972,493, so Gunbarrel runs 21% below it.

That figure is a typical-value index rather than a sale price, which makes it a good way to compare one area against another and a poor way to decide what to offer on a particular house.

On renting: asking rents in ZIP 80301 ran $2,341 a month in June 2026. Zillow publishes rent by ZIP and not by neighborhood, and a Boulder ZIP covers areas that have very little in common, so read that as the going rate around Gunbarrel rather than the going rate in it. It also tracks asking rents on new listings, which sit above what people already in a lease are paying.

Getting around from Gunbarrel

Driving times below are free-flow, with no traffic, measured from the middle of the neighborhood. Treat them as the floor. The trip to Denver in particular is materially worse at rush hour, and the trip to campus can be slower than the map suggests once you add finding somewhere to put the car.

Schools serving Gunbarrel

BVSD publishes its attendance-area layers as City of Boulder exports, and they do not reach Gunbarrel, so we could not resolve an assignment the way we did for the in-city neighborhoods. Heatherwood Elementary School (252 students, NCES 2024-25) is the Gunbarrel elementary school. For the middle and high school assignment, and to confirm Heatherwood for your exact address, use BVSD’s school locator rather than trusting any map you find online.

Two things to know before you rely on that. The attendance-area maps BVSD publishes were last updated between 2015 and 2018, so we used them to identify the schools and then checked each one against the federal school directory to confirm it is still open and to get the enrollment. And boundaries do move. Before you sign anything on the strength of a school, run your exact address through BVSD's own school locator.

City or county? Check before you offer

Part of Gunbarrel sits inside the City of Boulder and part of it is unincorporated Boulder County. Both have Boulder mailing addresses, and houses on either side of that line can look identical from the street.

It's not a trivia question. Which side you're on affects your property taxes, your utility and trash arrangements, which municipal services you get, and which elections you vote in. We're not going to draw the boundary for you, because we couldn't source it reliably at the parcel level and a wrong line here would cost someone real money. Look up the actual address with Boulder County, and ask your agent to confirm it in writing.

The school question, answered as far as we can answer it

Heatherwood Elementary School is the Gunbarrel elementary school. It enrolled 252 students in 2024-25 according to the federal school directory, and it's open.

Beyond that we're going to stop, because BVSD publishes its attendance-area maps as City of Boulder exports and they don't extend out here. For the other seven neighborhoods in this guide we could match a point on the map to a published boundary. Who actually lives here

Families priced out of Boulder proper, and people who work at the tech and biotech employers in the office parks here rather than downtown.

The employment side is a real part of the appeal and it's easy to miss. There are substantial tech and biotech employers in the office parks around Gunbarrel, so for a decent number of residents this isn't a commuter suburb at all. They live and work on the same side of town, and their commute is five minutes while everyone else's is twenty.

What's genuinely inconvenient about Gunbarrel

• It doesn't feel like Boulder. This is the honest one. Gunbarrel reads as suburban, because it is. If the reason you're moving to Boulder is the character of the place, living eight miles from it is an odd way to get that.
• Sixteen minutes each way adds up, and that's free-flow. Real peak times are worse. Two trips a day, five days a week, is a meaningful amount of your life in a car.
• The city-versus-county line is invisible and it matters. See above.
• We can't tell you your middle or high school. Also above. That's a gap in the public data, not a small detail.
• Values are barely moving. Up 0.6% over the year to June 2026.

Who Gunbarrel actually suits

Families who need the space and the price and are clear-eyed about the drive, people who work at the employers out here, and anyone who wants a garden and a garage without leaving Boulder County. If the drive is acceptable anyway, it's worth pricing Longmont and Louisville at the same time, because you may find you're already most of the way to a cheaper option.
