North Boulder, or NoBo, is where a lot of people who move here end up once they've worked out that they want to be able to bike downtown but not to live in the middle of it. It covers everything from the blocks around North Boulder Park up to Wonderland Lake, and locals fold Newlands and Wonderland Hills into the same name even though they cost quite different amounts.
That price spread is the thing to get straight before you start looking, so we've put it first.
Three price points, one name
Zillow's neighborhood index treats these as separate places, and it's right to. All three figures are for June 2026, and all three describe a typical home's value rather than a sale price.

What it costs

That figure is a typical-value index rather than a sale price, which makes it a good way to compare one area against another and a poor way to decide what to offer on a particular house.

Who actually lives here
Families and established professionals, plus the households who bought before the Newlands blocks became the most expensive residential index in the city.
It reads as the most conventionally residential part of Boulder, which for a city where more than half of households rent and the median age is 28.8 is a genuine distinction. If you're arriving with children and want a street where other people also have children, this is a shorter search than most.
What's genuinely inconvenient about north Boulder
- The name hides a 46% price gap. Between Old North Boulder and Newlands. Budget for the specific blocks, never for "north Boulder", or you'll waste months.
- Rents in 80304 are the highest of the Boulder ZIPs. $2,525 a month in June 2026. If you're renting first and buying later, this is an expensive place to wait.
- Walkability drops off fast as you go north and west. The park blocks are walkable. Up toward Wonderland Lake you're driving for most errands.
- School assignment varies across the area. Big enough that two houses you like may not feed the same schools.

Who north Boulder actually suits
Families who want space and quiet without giving up the bike commute, and buyers who'd rather have a garden than a five-minute walk to Pearl Street. It's also the part of town that holds up best if you work from home, which 34.4% of Boulder workers now do.
If Newlands is out of reach, look at Whittier for a smaller house closer in, or Table Mesa for the same family draw on the other side of the city.

Residential and quiet, with the mountains right there and downtown a few minutes away by bike. It is the part of Boulder that feels most like a normal neighborhood: front yards, dog walkers, a park at the middle of it. The trade-off is that "north Boulder" covers a wide range of prices, so the area you can afford may not be the one you toured.

Newlands is a specific set of blocks inside north Boulder, west of Broadway around North Boulder Park, and it is considerably more expensive than the rest. Is north Boulder walkable?
Parts of it. The blocks near North Boulder Park and along the Broadway corridor are genuinely walkable, and the whole area is easy on a bike because Boulder built for that. Further north and west toward Wonderland Lake you are more likely to drive.
